Our Process

Building a medical facility is one of the most complex construction projects there is. Our proven 7-phase process removes the guesswork so you can focus on what you do best — practicing medicine.

01

Discovery & Vision

Every project begins with understanding your clinical vision. We sit down with you to discuss your current practice, patient volume, growth projections, specialty requirements, and long-term goals.

What happens in this phase:

• Clinical needs assessment and workflow analysis
• Patient volume projections and growth modeling
• Budget range discussion and financial feasibility
• Timeline expectations and key milestones
• Review of regulatory and licensing requirements

What you receive: A comprehensive Discovery Brief that becomes the foundation document for your entire project — ensuring every decision that follows aligns with your vision.

02

Site & Deal Sourcing

Location can make or break a medical practice. We help you evaluate every option — lease vs. build vs. partner — and analyze each opportunity against your clinical and business requirements.

What happens in this phase:

• Market analysis for optimal patient access and referral proximity
• Zoning verification and use-case compliance review
• Demographic and competition analysis
• Lease negotiation support or land acquisition guidance
• Letters of intent and deal structure evaluation

What you receive: A Site Analysis Report comparing your top options with scoring across accessibility, demographics, zoning, cost, and timeline factors.

03

Design & Pre-Construction

This is where your vision takes physical shape. We assemble the right design team — architects who understand clinical workflow, MEP engineers who know medical-grade systems, and interior designers who create environments patients trust.

What happens in this phase:

• Clinical workflow optimization through space planning
• Architectural design with healthcare-specific expertise
• MEP engineering for medical gas, HVAC, and infection control
• Medical equipment planning and coordination
• Construction document development and value engineering
• ICRA (Infection Control Risk Assessment) planning

What you receive: Complete construction documents, a detailed project budget, and a construction schedule — everything needed to break ground with confidence.

04

Permitting & Approvals

Healthcare construction involves more regulatory approvals than almost any other building type. We navigate the bureaucracy so you don’t have to — managing every submission, review, and approval in parallel to keep your timeline on track.

What happens in this phase:

• Building permit applications and plan review management
• Health department approvals and inspections
• Fire marshal review and life safety compliance
• ADA compliance verification
• State licensing coordination and pre-approval
• Utility coordination and connection approvals

What you receive: All permits and approvals secured, with a clear construction start date and no regulatory surprises.

05

Construction

This is where experience matters most. Healthcare construction demands precision — from infection control protocols during active facility work to medical gas installation that meets every code requirement. Our CHC-certified team manages it all.

What happens in this phase:

• ICRA protocol implementation and monitoring
• Weekly progress updates with photo documentation
• Subcontractor coordination and quality control
• Medical gas installation and testing
• The Boaz Wall moisture-impermeable barrier system installation
• Budget tracking and change order management
• Regular site walks with you to review progress

What you receive: A facility built to healthcare standards, on budget, with transparent communication throughout the entire construction process.

06

Commissioning & Move-In

The final stretch is often the most complex. Systems commissioning, equipment installation, inspections, licensing — every detail must align before you can see your first patient. We orchestrate the entire process.

What happens in this phase:

• Mechanical, electrical, and plumbing systems commissioning
• Medical equipment installation and calibration
• Final building inspections and certificate of occupancy
• State licensing inspections and approvals
• IT and telecommunications infrastructure verification
• Staff orientation and facility walkthrough

What you receive: Keys to a fully commissioned, inspected, and licensed facility — ready for your first patient on day one.

07

Operations & Ongoing Support

We don’t disappear after the ribbon cutting. Your facility is a long-term investment, and we’re here to protect it. From warranty management to future expansion planning, Boaz remains your construction partner for the life of your practice.

What happens in this phase:

• Warranty tracking and enforcement
• Facility maintenance planning and vendor coordination
• Tenant coordination if you’re subleasing space
• Future expansion planning as your practice grows
• Ongoing building performance monitoring

What you receive: A long-term construction partner who knows your facility inside and out — ready to support your next phase of growth.
